CONDITIONS OF HOLIDAY LET

CONTRACT OF HIRE

The contract of hire shall be between the holiday maker and the holiday home owner and subject to the conditions of the holiday let. The contract of hire is not effective until written confirmation of the booking is dispatched to the holiday maker.

PRICES

All rents are quoted per week - we reserve the right to amend prices without notice.

BOOKING A HOLIDAY

Provisional bookings may be made by telephone or email or by using the contact form. Once we have contacted you a deposit is required within 7 days. For all bookings a deposit of £100 is required and until this deposit is received any reservation made is provisional and may be varied or cancelled without notice. Upon payment of the deposit and subject to acceptance of the booking the hirer becomes liable for the balance of the rental. The balance of the rental is due at least six weeks prior. We reserve the right to re-let the house if no payment is received within this time-frame. No reminders are normally issued.

UNDER 18's

Bookings will not be accepted from persons under the age of 18. We reserve the right to refuse bookings solely at our discretion.

PETS

We welcome a maximum of two well behaved dogs (£25 per dog per week surcharge) but dogs must not be allowed upstairs, and must under no circumstances be left unattended. Holidaymakers are liable for any damage caused by pets and are asked to remove all evidence of their pets from the house and the garden before departure. The garden is secure to the best of our knowledge but the safety of any animal is the responsibility of the pets owner.

NUMBER OF PERSONS

The number of persons using the holiday property is not to exceed 7, unless prior agreement has been reached. The holidaymaker shall not part with possession of the property or sub-let it.

CHILDREN AND BABIES

The holiday home is equipped with a high chair and cot. Parents and guardians are wholly responsible of themselves and their children occupying the holiday home.

SMOKING

No smoking is allowed in the house.

LINEN

The house is furnished for 7 people. A king size double duvet and five single duvets are provided, as are 14 pillows, however duvet covers, sheets, pillow cases, towels and other linen are not provided. Emergency linen is available if needed.

ELECTRICITY AND HEATING

There is no additional charge for electricity and heating. Fuel for the open fire, however, is not supplied. Holiday makers are expected to check all lights, heaters etc. are turned off prior to final departure, and the boiler is left on the settings we requested.

AVAILABILITY

If the house is unavailable on the day stated due to circumstances beyond our control all monies paid will be repaid without question. Every endeavour will be made to find a similar property, but no further liability will fall upon ourselves.

COMPLAINTS

If the holidaymaker is not satisfied with the accommodation provided, he or she should contact the house owner during the holiday, our details are on the "contact us" page

CANCELLATION

In the case of cancellation with notice of three weeks we will return your rental payment in full (plus the bond), less your deposit. If we are able to re-let the cottage on your behalf, we will return your rental payment in full (including deposit), less an administration charge of £50.

SECURITY

We cannot guarantee the security of your vehicles or personal possessions. We cannot be held liable for loss or damage thereto, from any cause whatsoever.

ACCESS

The home owner or service person shall be allowed access to the property at any reasonable time during your stay if necessary.

CARE OF PROPERTY

A condition of acceptance of any booking is that the holidaymaker will take good care of the house and its contents. Holidaymakers will be liable for breakages caused during their occupation, and will be expected to leave the house (particularly kitchen utensils and appliances) clean and tidy. Extra cleaning of items left dirty will be charged for.

KEYS

The holiday home will be available by 3.00 pm on the day of arrival unless prior arrangements have been made. You are requested to vacate the property by 11.00 am on the day of departure. Keys returned on departure.

LIABILITY

The owner accepts no liability for the safety of occupants. Occupants of the holiday home are fully responsible for their own safety and that of any dependants. The owner cannot accept any liability for accidents that may occur.

COMPLAINTS

Responsibility relies wholly with the holiday maker with regard to information gathering of the property and its internal fixtures and fittings prior to booking commencement. No responsibility for inadequate research of property details will be accepted by the property owner and personal taste cannot be taken into account subsequent to the holiday let.
